What is included in the rent?

Utilities are considered a separate expense outside of your monthly rent. However, we do bundle your water/sewer/trash services in addition to your rent to make it easy for our residents to make a one-time payment each month. We are proud to be an AT&T U-verse exclusive community and they have a wide variety of package options to choose from to fit your cable & internet needs. A separate account will also need to be set-up with Dominion Energy for your electric upon move-in.

What happens if I have to terminate my lease early?

​Should you need to relocate prior to your initial lease end date, we require a minimum 60 days written notice be turned into the office. Please keep in mind that early termination fees may apply.

Is your community pet friendly?

​At Indigo at Brickworks we are a very pet friendly community that welcomes up to two pets per apartment, cats or dogs only please. There is a non-refundable fee of $350.00 for the first pet and an additional $100.00 for a second pet. Pet rent charges are $10.00/month per pet. Our weight maximum is 65 lbs. for a single pet or no more than 50 lbs. combined for two pets. We ask that any pets exceeding 40 lbs. reside on the first floor.  Please be mindful that breed restrictions apply for the following: Pit Bull, American Staffordshire Terrier, Rottweiler, German Shepard, Doberman, Akita, Chow, or any mix of the breeds listed.

We know that your pets are family and want to encourage responsible pet interactions for all residents. We use a third-party pet application service that is both simple and secure while storing your pet's information in one place.  Pet Screening makes it easy for Pet/Animal owners to share their animal records with their Housing Provider, pet groomers, doggy daycares, dog walkers, pet sitters, vets, pet friendly hotels and more!  Applicants are required to complete a pet screening for each of their pets or service/companion animals prior to final application approval.  Pet Screenings are $20 for the first pet and $15 for additional pets.  Service/companion animal registration is free.

Is there a washer/dryer included in my apartment?

​We offer flexibility to those who are looking for either option! We have select apartment homes that come with full-size washer & dryer for an additional $45.00/month and others that simply have washer & dryer hook-ups for you to bring your own. We also have select studio and one-bedroom floor plans that include a convenient, space saving stackable washer/dryer at no additional cost!
 

How does package delivery work?

​We have partnered with Luxer One to provide an easy and convenient package retrieval system for our residents. All package rooms are located on the first floor by the mail room and can only be accessed by residents who reside in that building. Our couriers have been instructed to log in every package using the name and apartment number listed on the shipping label. Once the courier has delivered your parcel, you will be notified via email with a specific pin code that you will enter to retrieve your package. When can I use the amenity spaces?

​We offer a wide range of amenities including Fitness Center, Pet Spa, Outdoor Fire Pit, Resort Style Pool, and Clubroom. Several areas are always kept open for your convenience, while others are only accessible during certain hours. This will be reviewed in greater detail with each resident upon move-in.

How is parking determined? What if I have friends or family visit?

​There are no additional fees associated with parking and we offer ample spaces for our residents and their guests! Parking is first come, first serve as spaces are not reserved. We allow one vehicle per licensed lease holder and you are able to update your information on your Resident Portal should you ever change vehicles or need to update your registration. We ask that if you do have family or friends visit, that they reserve the parking closest to the building for residents.

Does your community offer on-site storage options?

​Our community offers quick and easy access to our convenient on-site storage rooms. We have several options available to store your outdoor equipment for kayaks and bicycles. We also offer climate-controlled storage areas in a variety of sizes for your personal belongings should you need it.

I’m interested in submitting an application, what are your qualifications? Do you allow co-signers/guarantors?

​We welcome all those who are interested to apply! In order to qualify, all applicants will be required to be screened for credit, criminal background, rental history, and employment verification. In addition to your application, you will be asked to submit proof of income equivalent to at least three (3) times the monthly rent amount. Income can be combined for applications that have more than one individual. Guarantors may only be used for applicants who are enrolled in a graduate level or PhD program and will be required to submit proof of income equivalent to at least five (5) times the monthly rent amount. We can accept the following types of documentation for employment verification purposes: two most recent pay stubs, Offer Letter (Future Employer), 1040 Tax Form (Self-Employed), Social Security, Disability, 401K/Pension, Supplemental Security Income, Unemployment Compensation, Court Ordered Alimony & Child Support. There is a $50.00 application fee per person or $65.00 per couple and a $100.00 administration fee that will be due before we can submit your application for approval.
